What is an independent mortgage broker?
An independent mortgage broker is not owned by a lender and does not trade under a franchise. There is no head office setting volume targets and no bank with a stake in where files go. We compare 40+ bank and non-bank lenders and recommend the one that suits your circumstances.
How do mortgage brokers get paid?
Brokers are paid a commission by the lender once your loan settles, not by you upfront. Commission is broadly similar across the panel, so it does not decide the recommendation. We disclose what we are paid in writing before you apply, and again in your credit proposal.
Does using a broker cost me anything?
For a standard residential home loan, no. The lender pays the commission at settlement and you pay us nothing. If a file is complex enough to warrant a fee, we tell you the amount in writing before any work starts, so there is never an invoice you did not agree to.
How many lenders do you compare?
We compare 40+ lenders, covering the major banks, second-tier banks and non-bank lenders. Your own bank will only ever offer you your own bank's loan. A wide panel matters most when your situation is not standard, because lender policy decides the answer more often than rate does.
What areas do you cover?
We work right across the Perth metropolitan area from our office in West Leederville, and with Australians living overseas who are buying or refinancing back home. Most of the process runs by phone, email and video call, so where you are makes very little difference to how your file is handled.
What do you need from me to get started?
To start we need identification, recent payslips or business financials, and a picture of your existing debts and living costs. From there we can work out what you could borrow and which lenders suit. If anything is missing, we tell you exactly what to send and why it is needed.
Do you help first home buyers?
Yes, and it is a large part of what we do. That includes low deposit applications and the state and federal schemes you may be eligible for. We explain the deposit, the costs that sit on top of the purchase price, and what each lender will accept, before you start looking.
Can you help if I have already been knocked back?
Often, yes. A decline at one bank is usually a policy problem rather than a problem with you, and another lender may take a completely different view of the same file. Send us the reason you were given, or ring 1300 813 113, and we will tell you honestly where you stand.
