One office, on Cambridge Street, and clients right across the city. We are not a chain with a shopfront in every suburb, and we would rather say that plainly than pretend otherwise.
The suburb pages below exist because lending genuinely differs from one part of Perth to another. A limestone cottage in Fremantle, a small apartment in South Perth and a house-and-land build north of the city are three different conversations with a lender.
If your suburb is not listed, it changes nothing. We write loans anywhere in Western Australia, and a good share of files never need a face-to-face meeting at all.

Subiaco
Subiaco holds two very different property markets inside one postcode. Restored character cottages on tight lots sit a few streets from a growing volume of apartments, and lenders treat the two almost as separate asset classes.

Fremantle
Fremantle is the suburb where a standard home loan process most often goes sideways, and it is almost always the property rather than the borrower. Limestone, weatherboard, timber framing and a hundred years of alterations are not what an automated valuation model was built for.

South Perth
South Perth is an apartment suburb with a strip of very expensive houses along the river, and those two things need almost nothing in common from a lender.

Mount Lawley
Mount Lawley has some of the most consistent Federation and interwar streetscapes in Perth, and that consistency is protected. Character policy across the precinct shapes what can be demolished, altered and added, which shapes the finance.

Joondalup
Joondalup and the corridor around it is where a large share of Perth's first home buyers actually buy. Newer stock, house-and-land packages, and prices that still leave room for a first purchase on one or two ordinary incomes.

Victoria Park
Victoria Park is a suburb in the middle of changing shape. Post-war brick-and-tile houses on generous blocks are being replaced by grouped dwellings, while the Albany Highway corridor fills with apartments.

Floreat
Floreat was laid out with generous blocks and wide verges, and that single planning decision still drives almost everything about lending here. Big land, high value, and a steady flow of owners replacing a post-war house with something considerably larger.

North Perth
North Perth is workers' cottages and interwar bungalows on modest lots, minutes from the city, in a council that has encouraged infill for years. The result is a suburb where the rear of the block is often worth more thought than the house at the front.

Churchlands
Churchlands is a large-block, large-house suburb built out over the past few decades on land that used to be a teachers college and open ground around Herdsman Lake. The housing is newer than the character suburbs and considerably bigger.

Daglish
Daglish is one of the smallest suburbs in inner Perth, laid out in the 1920s as a garden suburb around its own station on the Fremantle line. Curved streets, modest lots and interwar houses, most of them still standing.

East Perth
East Perth is the closest thing this city has to a purpose-built apartment suburb. Almost everything inside 6004 is strata titled, from the canal-side townhouses at Claisebrook Cove to the towers rising around the old Perth Girls School site.

Glendalough
Glendalough is a small suburb held between the Mitchell Freeway and Herdsman Lake, with its own station on the Joondalup line sitting in the middle of the freeway. It is one of the few pockets this close to the city where a unit or a villa is still within reach of a first home buyer.

Highgate
Highgate is a small pocket of Federation and interwar housing sitting a short walk north of the city, wrapped around Hyde Park and cut through by Beaufort Street. It is entirely inside the City of Vincent, and a good deal of it is character protected.

Jolimont
Jolimont is one of the smaller suburbs in the Town of Cambridge, sitting between Wembley, Subiaco and the parkland running out towards Perry Lakes and Bold Park. It is about five minutes from our office on Cambridge Street, so people here tend to meet their broker across a table if they want to.

Mount Hawthorn
Mount Hawthorn sits in the City of Vincent, built out between the wars on narrow lots either side of Scarborough Beach Road and renovated hard for the past two decades. Very little of the original stock has been left alone, and that one fact shapes most of the lending here.

Northbridge
Northbridge sits directly north of the city across the Horseshoe Bridge, and it is the one Perth suburb where what is underneath a property matters as much as the property itself. Apartments above bars, restaurants and shopfronts, a scatter of small workers' cottages in the quieter residential pockets, and a real commercial market running through the middle of all of it.

Shenton Park
Shenton Park sits west of Subiaco with its own station on the Fremantle line, wrapped around Lake Jualbup and the streets running back from Rosalie Park. For most of its life it has been established housing, interwar and Federation homes on lots that are generous by inner-suburb standards.

Wembley
Wembley starts a few minutes west of our Cambridge Street office, which makes it one of the suburbs where clients tend to walk in with a survey plan under their arm rather than email it. Same street, same council, different lending problem entirely.

West Perth
West Perth is an office address before it is a residential one. The streets between Kings Park and the Mitchell Freeway hold resources company head offices, medical and consulting suites and a great many small professional practices, with apartment towers and a pocket of old houses filling the gaps.

Where else we lend
We lend anywhere in Western AustraliaLending is not a local service in the way a plumber is. The lender panel is national, the documents are signed electronically, and the file runs the same whether you are in Karrinyup or Kalgoorlie.
What local knowledge does buy you is judgement about the property. Knowing how a valuer treats a particular kind of house, or which lender is comfortable with a particular kind of block, is worth real money at application time.
Regional Western Australia has its own quirks, mainly around population limits and how much a lender will advance in a smaller town. We will tell you where you stand before you make an offer rather than after.
