What we do for doctors
The work we do when your pay is more than a base salaryA home loan for doctors is a standard home loan written under a lender's policy for medical professionals. The work is finding the lenders whose policy fits you and that count the most of your pay, not only the base.
On most home loans the lender pays us a commission, so you usually pay us nothing. Where a fee would apply, we tell you before you apply, in writing.
Sometimes no lender's waiver suits your situation. We say so early, then compare our whole panel, the 40+ lenders we can apply to, on their normal terms.
We check whether an insurance waiver applies to you
Several lenders waive lenders mortgage insurance for eligible doctors, and each one sets its own terms. Most ask for proof of your registration with AHPRA, the national agency that registers health practitioners. We check your situation against the panel and tell you plainly if no waiver applies.
We read your payslips the way a lender will
Overtime, on-call allowances and shift penalties can be a large part of a doctor's pay. Some lenders count them in full, some count part of them, and some average them over recent payslips. We work out what each lender will accept before anything is submitted.
We sort out locum and private income
Locum shifts or private work billed through an ABN, an Australian Business Number, are often assessed like self-employed income. Lenders differ on how much history and paperwork they need for it. We gather the right documents for the lender that suits your income mix.
We cost the premium a waiver would remove
A doctor borrowing at 90 per cent of the value or more would normally pay the premium, and a waiver removes it. The premium depends on the lender, the loan size and how far under twenty per cent you are. We work out your figure, so you know what a waiver is worth to you.
We weigh the waiver against the whole loan
Some lenders take doctors to 90 per cent of the property's value or more without the insurance. A loan at that level can carry a higher rate or fees, and over the years those can cost more than the premium. We compare the whole loan, rate and fees included.
We time the application around your rotations
A new contract or a move to another hospital can count as a change of job. Many lenders are cautious while you are on probation, so we look at your dates with you and pick when to apply. Then one application goes to one lender instead of several.
Work out what a waiver is worth
The premium a waiver would remove, and what you can borrowEstimate the insurance premium a waiver could save you, and how much a lender might lend on your income. Both figures move with how much of your overtime and locum income a lender counts, so treat them as a starting point.
Work out which LVR band you are in
The lender uses its own valuation, which is not always the price you agreed.
What is going towards the property itself, after transfer duty and costs are paid.
80% is where lenders mortgage insurance normally stops applying. Move this to whatever band your lender has told you about.

This tool does not price the premium, and that is deliberate. LMI premiums are set by the mortgage insurers and vary by insurer, lender, LVR band and loan size, so there is no universal table anybody can honestly publish. What you see above is the part that is the same everywhere: where you sit against 80% and what it takes to move. For an actual figure, we run your numbers at the lenders whose insurer pricing suits your ratio and come back with a quoted premium. This is an estimate, not an approval.

Lenders count between 2.5% and 3.8% of every card limit as a repayment, whether you owe anything or not.

How lenders treat doctors
Four things that shape a doctor's home loanDoctors often hear that they can borrow without paying the insurance. That is true with some lenders, and the bigger difference between lenders is often how they count your pay.
- Lenders mortgage insurance waiver
Tends to suit
Eligible doctors borrowing with less than twenty per cent saved
Worth knowing
Usually up to 90 per cent of the property's value, sometimes higher, and the terms differ by lender
- Overtime and allowance income
Tends to suit
Hospital doctors paid partly outside their base salary
Worth knowing
Lenders count it in full, in part, or averaged over recent payslips
- Locum and private income through an ABN
Tends to suit
Doctors with locum shifts or private work on the side
Worth knowing
Often assessed like self-employed income, and the history each lender needs varies
- Family guarantee
Tends to suit
Doctors whose situation does not attract a waiver
Worth knowing
A family member puts up part of the value of their home as extra security. That removes the premium in most cases, and they take on a real obligation.
You do not need to know which lender has which policy. Send us your recent payslips and tell us about any locum work, and we check the panel for you.

Why doctors choose us
Each lender reads a doctor's pay differently, so somebody should check them allNo franchise and no lender has a say in which loan we recommend to you.
- Included
No franchise, no head office quota
We do not pay a franchise fee, so nobody upstairs sets a monthly target for us to hit. That removes the main reason a broker recommends the wrong loan.
- Included
No lender owns a share of us
The banks have no stake in this business and no claim on where files go. Your bank has one loan to sell you. We do not.
- Included
40+ lenders, one shortlist
We compare 40+ bank and non-bank lenders, then explain why the shortlist looks the way it does. Policy differences decide more applications than rate does.
- Included
We will tell you when the answer is no
If refinancing does not actually save you money, we say so and you leave the loan where it is. A wrong loan costs more than the fee it earns.
- Included
The same broker after settlement
You keep dealing with the person who wrote the loan. We review it as rates and your circumstances change, not once and then never again.

Common questions about home loans for doctors
Can doctors get a home loan without paying lenders mortgage insurance?
Some lenders waive lenders mortgage insurance for eligible doctors, usually up to 90 per cent of the property's value and sometimes higher. Each lender sets who qualifies and the terms that come with it. We check your situation against the panel, and any loan is subject to lender approval.
Do junior doctors and registrars qualify?
It depends on the lender. Most ask for proof of registration with AHPRA, the national agency that registers health practitioners. Each lender decides which doctors its waiver covers, and we check your situation against each one's policy.
Will a lender count my overtime and allowances?
Usually some of it. Some lenders count overtime and on-call allowances in full, some count part of them, and some average them over recent payslips. That difference can change how much you can borrow, so we work it out lender by lender.
How do lenders treat locum or private income?
Income billed through an ABN, an Australian Business Number, is often assessed like self-employed income. Lenders differ on how much history and paperwork they need, such as tax returns, invoices or business activity statements. We match your income to a lender whose rules suit it.
Will I get a lower interest rate as a doctor?
Not automatically. A loan with a waiver can carry a higher rate or fees, especially at 90 per cent or more of the property's value. We compare the whole loan across the panel for your situation before we quote you a rate.
I am changing hospitals soon. Should I wait to apply?
Possibly. A change of employer can put you on probation, and many lenders are cautious while you are on it. Tell us your dates and we will work out whether to apply now or after the move.
