What we do for nurses
The work we do when shift pay could change the loanA home loan for nurses is a standard home loan, sometimes written under a lender's policy for health workers. The work is finding the lenders that count most of your pay and checking whether one would waive the insurance.
On most home loans the lender pays us a commission, so you usually pay us nothing. Where a fee would apply, we tell you before you apply, in writing.
Sometimes no lender's waiver fits your situation. We say so early, then compare our whole panel, the 40+ lenders we can apply to, on their normal terms.
We check whether a nurse insurance waiver applies to you
Some lenders waive lenders mortgage insurance for registered nurses and midwives, each with its own conditions. We check your registration, income and deposit against them before you assume the premium is unavoidable, and we tell you when none applies.
We read your shift pay the way a lender will
Penalty rates, shift allowances and overtime are often counted only in part. How much depends on the lender and on how regular the pay has been. We go through your payslips and rosters first, so we know what each lender will accept before anything is submitted.
We work out what your salary packaging does to the numbers
Salary packaging lowers the taxable pay shown on your payslip. Some lenders add the packaged amount back as income and others do not, so the same payslip can support different loan sizes. We find out which treatment you will get before you apply.
We compare 40+ lenders on nursing pay and policy
Lenders differ on the waiver and on how much of your shift pay they count. They also want different lengths of casual or agency history. A single bank can only tell you its own answer.
We weigh the waiver against the whole loan
A nurse waiver commonly goes to 90 per cent of the property's value. A loan with a waiver can carry a higher rate or fees, and over the years those can cost more than the premium. We compare the whole loan, rate and fees included.
We submit once, to a lender whose policy fits
Every application is recorded on your credit file, where the next lender can see it. We check your registration, pay history and deposit against each lender's rules first, so your application goes to one lender.
Work out what a waiver is worth
The premium a waiver would remove, and what you can borrowEstimate the insurance premium a waiver could save you, and how much a lender might lend on your income. Both figures move with the lender and with how much of your shift pay it counts, so treat them as a starting point.
Work out which LVR band you are in
The lender uses its own valuation, which is not always the price you agreed.
What is going towards the property itself, after transfer duty and costs are paid.
80% is where lenders mortgage insurance normally stops applying. Move this to whatever band your lender has told you about.

This tool does not price the premium, and that is deliberate. LMI premiums are set by the mortgage insurers and vary by insurer, lender, LVR band and loan size, so there is no universal table anybody can honestly publish. What you see above is the part that is the same everywhere: where you sit against 80% and what it takes to move. For an actual figure, we run your numbers at the lenders whose insurer pricing suits your ratio and come back with a quoted premium. This is an estimate, not an approval.

Lenders count between 2.5% and 3.8% of every card limit as a repayment, whether you owe anything or not.

Lenders test you at a rate above the one you pay. Three percentage points is the level APRA expects, so you are being assessed at 9.00%.

How lenders treat nurses
Four things that decide a nurse's home loanNurses often hear that they can buy without mortgage insurance. Some can, with some lenders, and for most the bigger question is how much of their pay gets counted.
- Lenders mortgage insurance waiver
Tends to suit
Registered nurses and midwives with less than twenty per cent saved
Worth knowing
Offered by some lenders, commonly up to 90 per cent of the property's value, with registration and sometimes income conditions
- Shift, penalty and overtime income
Tends to suit
Nurses whose pay goes well beyond the base rate
Worth knowing
Often counted in part, and more of it where the payslips show it has been regular
- Casual and agency income
Tends to suit
Nurses working casual shifts or through an agency
Worth knowing
Most lenders consider it, usually averaged over a period of months, and the history they want differs
- Family guarantee
Tends to suit
Nurses who do not meet a lender's waiver conditions
Worth knowing
A family member puts up part of the value of their home as extra security. That removes the premium in most cases, and they take on a real obligation.
You do not need to know which lender suits your roster. Send us your recent payslips and tell us how you work, and we check the panel for you.

Why nurses choose us
Each lender reads nursing pay differently, so somebody should check them allNo franchise and no lender has a say in which loan we recommend to you.
- Included
No franchise, no head office quota
We do not pay a franchise fee, so nobody upstairs sets a monthly target for us to hit. That removes the main reason a broker recommends the wrong loan.
- Included
No lender owns a share of us
The banks have no stake in this business and no claim on where files go. Your bank has one loan to sell you. We do not.
- Included
40+ lenders, one shortlist
We compare 40+ bank and non-bank lenders, then explain why the shortlist looks the way it does. Policy differences decide more applications than rate does.
- Included
We will tell you when the answer is no
If refinancing does not actually save you money, we say so and you leave the loan where it is. A wrong loan costs more than the fee it earns.
- Included
The same broker after settlement
You keep dealing with the person who wrote the loan. We review it as rates and your circumstances change, not once and then never again.

Common questions about home loans for nurses
Can nurses get a home loan without mortgage insurance?
Some lenders waive lenders mortgage insurance for registered nurses and midwives, commonly up to 90 per cent of the property's value. That means you would still need about a ten per cent deposit. Each lender sets its own conditions, and we check yours against them.
Do I need to be registered to get a nurse waiver?
Usually, yes. Lenders that offer a waiver generally ask for current registration with AHPRA, the national body that registers health practitioners, as a nurse or midwife. Some also set a minimum income.
Will a lender count my penalty rates and overtime?
Most will count some of it, often only in part. Lenders tend to count more where your payslips show the pay has been regular over time. How much differs from lender to lender, which is why we compare them.
Can I get a home loan as a casual or agency nurse?
Most lenders will consider casual and agency income. They usually average it over a period of months, and each lender wants a different length of history. We check what your payslips show before we choose a lender.
Does salary packaging affect how much I can borrow?
It can. Packaging lowers the taxable pay shown on your payslip, and some lenders add the packaged amount back as income while others do not. We find out which treatment you will get before you apply.
Do you arrange home loans for midwives too?
Yes. Lenders that offer a waiver to nurses usually include registered midwives, and the same questions about shift pay apply. Any loan is subject to lender approval and your circumstances.
