All four below are constraints this practice already operates under. None of them are aspirations, and each one has cost us work at some point.
We will not tell you to refinance when it does not stack up
If break costs, new application fees and a reset loan term eat the saving, you get the arithmetic and a suggestion to stay put. That is a worse month for us and a better year for you.
We will not publish a testimonial nobody wrote
The reviews on this site are the ones clients left on Google, rendered from that platform. There is not one written quote anywhere on the site, and there never will be.
We will not quote a rate without a date on it
A rate with no date is worse than no rate at all, because you have no way to judge whether it is current. Any figure shown here carries the month it was last checked.
We will not promise an approval
No broker can make a lender approve something it does not want to approve. Anyone telling you otherwise is selling you the one thing they cannot deliver.
